Purchase Agreement

Once you've identified your builder, selected your homesite and floorplan, it's time to sign your Purchase Agreement!

Once signed, the Financing Contingency will require that you pursue your Conditional Loan Approval. Most builders require the Conditional Loan Approval before they will break ground on your home, or start adding your selections to a home that is already under construction.

Be prepared to pay the required Earnest Money Deposit to the builder at this time.

Appraisal

Once your home is substantially completed (around 30 days before closing) an appraisal will be ordered to determine the appraised value of the property that will be used for your loan. Once the appraisal report is completed, a full copy will be provided to you for your records.

Clear to Close

This is the final milestone in your loan process. Clear to Close is issued by the lender after all loan conditions and requirements are met. With new construction transactions, the Clear to Close (CTC), is usually received 1-3 days before closing, as it is often contingent upon receipt of the final inspection and the CO.

To obtain your Conditional Loan Approval we'll gather all necessary documentation and submit your file to the underwriter. Here are some common documents that will be required:

• Most Recent YTD pay statements
• W2s for the past 2 years
• Most recent 2 months bank statements
• Color copy of Driver Licenses
• If self-employed – your most recent 2 years of income tax returns

Home Completion

Once your new home is 100% complete, the builder will obtain the Certificate of Occupancy (CO) from the city or county. The CO is needed before you can close on your new home. We will also have the appraiser reinspect the home and complete the Final Inspection report to confirm that the home was completed per the specifications in your contract.

Closing

It's time to close on your new home! This final step is when you sign the mortgage, note, and all of the other important paperwork that makes the home yours! Your builder and their title company will usually coordinate the date and time for your closing several weeks in advance.

In preparation for closing you will be required to furnish the remaining funds, usually in the form of a wire transfer a day or two prior to closing. That final figure is available after your loan is Clear to Close and the final Closing Disclosure has been reviewed and approved by all parties.

Plan on at least 1-2 hours for your closing. Once you've signed the paperwork, and the title company has received funding authorization from the lender, you'll receive the keys to your new home!
