I am so happy I was referred to Simon & Leoni! After being denied by my builders preferred lender I was connected with Nick who worked really hard in such a time crunch to get things done! Anytime I had a question he responded immediately and helped me every step of the way! He kept me informed of where we were in the process and always gave me that confidence that we WILL obtain our home loan even after being denied at first! Anyone who is looking to purchase home and have a smooth process, I 100% recommend working with Nick to make things happen! Truly thankful for him!

As a first time home buyer and of a new construction, my husband and I had a horrible experience with our first lender. After months of seeing our house being built, the first lender gives us the red light, a few weeks before closing. We were recommend to Nick and Anne from Simons and Leoni. My husband and I were heartbroken already and we were not sure if we should take the chance of another heart-brake, since we were trying to buy a house for the past two years and previous lenders gave us the same push back. My husband and I decided to take another chance and Nick was so friendly, that is what impressed me. It was the little things that counted for me, sending us a 4th of July and Birthday greetings in a moment of pain helped while we waited for a pre-approval. We received our pre- approval 7/12/21 and closed on our NEW HOME on 7/29/21 thanks to a POWERFUL TEAM! Nick and Anne were always on top of the documents needed and Anne made herself available to talk to us at any time, she is persistent, knowledgeable, has excellent communication skills and has a sense of urgency! Words can never express how thankful we are to Nick and Anne, for helping our family move in to our Dream Home!!

I could never find the right words to express how wonderful the team at Simons & Leoni have been to me and my husband. As we were purchasing our first home which was a new construction, they stepped in after a previous company let us down. They walked us through and guided us in every step. Never once did they let us lose confidence in the process. There unforeseeable hiccups along the way but they navigated use through every obstacle and stuck the landing each and every time. They made it look easy even when things looked bleak. Nick and Ann were our champions and our heroes. We cannot thank them enough for all that they did to ensure we received the keys to our first home. They are amazing people, very patient, resourceful, dedicated and unwavering. They stand with you no matter what and most of all they actually CARE! Awesome and Amazing team! Thank you, Nick and Ann. Forever grateful.

New Construction Road Map

Purchase Agreement

Once you've identified your builder, selected your homesite and floorplan, it's time to sign your Purchase Agreement!

Once signed, the Financing Contingency will require that you pursue your Conditional Loan Approval. Most builders require the Conditional Loan Approval before they will break ground on your home, or start adding your selections to a home that is already under construction.

Be prepared to pay the required Earnest Money Deposit to the builder at this time.

Appraisal

Once your home is substantially completed (around 30 days before closing) an appraisal will be ordered to determine the appraised value of the property that will be used for your loan. Once the appraisal report is completed, a full copy will be provided to you for your records.

Clear to Close

This is the final milestone in your loan process. Clear to Close is issued by the lender after all loan conditions and requirements are met. With new construction transactions, the Clear to Close (CTC), is usually received 1-3 days before closing, as it is often contingent upon receipt of the final inspection and the CO.

Pre-Approval

Buying new construction all starts with getting Pre-Approved. This important first step into your home buying journey will set you on the path to home ownership. Get your same day Pre-Approval and apply with us today!

Conditional Loan Approval

Once we have reached Conditional Loan Approval we will now gather all required documentation needed to submit your file to the underwriter for review and approval.

Here are some common documents required:

• Most Recent YTD pay statements
• W2s for the past 2 years
• Most recent 2 months bank statements
• Color copy of Driver Licenses
• If self-employed – your most recent 2 years of income tax returns

Home Completion

Once your new home is 100% complete, the builder will obtain the Certificate of Occupancy (CO) from the city or county. The CO is needed before you can close on your new home. We will also have the appraiser reinspect the home and complete the Final Inspection report to confirm that the home was completed per the specifications in your contract.

Closing

It's time to close on your new home! This final step is when you sign the mortgage, note, and all of the other important paperwork that makes the home yours! Your builder and their title company will usually coordinate the date and time for your closing several weeks in advance.

In preparation for closing you will be required to furnish the remaining funds, usually in the form of a wire transfer a day or two prior to closing. That final figure is available after your loan is Clear to Close and the final Closing Disclosure has been reviewed and approved by all parties.

Plan on at least 1-2 hours for your closing. Once you've signed the paperwork, and the title company has received funding authorization from the lender, you'll receive the keys to yournew home!
